2013 Creative Deal of the Year  
Foliage’s two building, three deal campus solution at Northwest Park in Burlington.

Cassidy Turley represented the sub-landlord, Avid Technologies, while NAI Hunneman represented the tenant, Foliage. The landlord for both buildings was The Nordblom Company. Project Management was provided by Facility Management Consultants, architectural design by McGuiness Group and Maugel Architects, and the General Contractor was J. Calnan.

2013 Industrial Deal of the Year
Kraft Food’s 375,000 SF lease buyout and subsequent sale to O’Reilly Auto Parts at 15 Independence Drive, Ayer MA.

Hackman Capital/Calare Properties, the owner, represented themselves in this transaction while Kraft Foods, as tenant, was represented by Cushman & Wakefield. O’Reilly Auto Parts, the buyer, was represented by JLL and Campanelli Construction was the General Contractor.

2013 Investment Sale of the Year
The sale of Riverside Center, 275 Grove Street, Newton for $197,250,000 or $388/SF. HFF represented Equity Office, the seller. Hines Global REIT, the buyer, represented themselves. Katen Law provided legal representation to the seller, while Baker Botts represented the buyer. The sale of Riverside was essentially the first major sale transaction in suburban Boston in 2013 and set the frenetic tenor for real estate sales for the remainder of the year. Congratulations to Ben Sayles from HFF who represented the seller in this sale transaction.
2013 Life Science Deal of the Year
ARIAD Pharmaceuticals 386,000 SF BTS - 15 year lease at 75 Binney Street in Cambridge.

CBRE represented the Landlord, Alexandria Real Estate Equities. The tenant, ARIAD Pharmaceuticals was represented by Cassidy Turley. Legal representation for the landlord was provided by Wilmer Hale and for the tenant by Mintz Levin. Payette was the Architect and Gilbane Construction was the General Contractor.

2013 Suburban Office Deal of the Year
TripAdvisor’s 280,000 SF BTS lease at Center 128 in
Needham and part of Needham Crossing. Transwestern RBJ represented the landlord, Normandy Real Estate Partners and Greenfield Partners while Cushman & Wakefield and Columbia Group Realty Advisors collaborated together to both represent TripAdvisor. DLA Piper provided legal representation to the owner while Wilmer Hale represented the tenant. Stephen Baker Design Group was the Architectural Firm, Leggat McCall Properties served as project manager and John Moriarty was the general contractor. This building is the first newly constructed building south of the Mass Pike in more than 15 years fueling the way for further market growth in the near future.

2013 Boston Office Deal of the Year
Goodwin Procter’s 380,000 SF BTS lease at Fan Pier.

The landlord, The Fallon Company represented themselves while Goodwin Procter was represented through the collaborative efforts of two of the largest real estate firms in the world, CBRE and McCall & Almy. DLA Piper provided legal services to The Fallon Company. Bargmann Hendrie + Archetype provided architectural services and Fort Point Project Management provided project management services to Goodwin Procter. Turner Construction Company is the general contractor. This transaction was significant not only for its size but it showed that 2 brokerage firms can collaborate to advocate effectively for the client. Also important to note is that Goodwin Procter will be relocating from the corner of State and Congress, where it has been located for more than 100 years. Michael Greeley, Cushman & Wakefield

Michael Greeley is a Director of Cushman & Wakefield’s Medical-Academic Practice Group in Boston, as well as a Director of C&W’s National Healthcare Capital Markets team. Mike began his career with C&W in 2008 joining Frank Nelson as part of the medical-academic team. Since joining C&W, Michael has worked on several major investment sales and leasing deals with healthcare and academic clients. With a focus on the submarkets surrounding hospitals, universities, and medical-academic clusters, Mike’s time is spent entirely in this niche through institutional consulting, tenant representation, agency leasing, acquisition/disposition services and investment sales. 2013 Broker of the Year Leadership Award
David Fitzgerald, CBRE/New England

David Fitzgerald serves as an Executive Vice President/Partner in the Boston office of CBRE/New England. A 25-year commercial real estate veteran, David leads CBRE/NE’s Downtown Brokerage team and specializes in brokerage and advisory services on behalf of a number of high-profile clients including Bank of America, K&L Gates, Goulston & Storrs, Goodwin Procter, Skadden Arps, Brown Rudnick, Sullivan & Worcester, the Boston Red Sox, Ropes & Gray, Eckert Seamans, Hemenway & Barnes and Millennium Partners. David also heads up the Boston CBRE Law Firm Practice Group.

In 2013, David completed a myriad of transactions locally, nationally and internationally, including the largest office transaction of the year in downtown Boston, Goodwin Procter’s 370,000 square foot lease at the 100 Northern Avenue build-to-suit in Fan Pier. David also worked on behalf of ownership to secure Arnold Worldwide/Havas as the 115,000 square foot anchor tenant for the Burnham Building rehabilitation. Other notable transactions for the year include Goulston & Storrs’ 145,000 square foot renewal at Rowes Wharf/400 Atlantic Avenue; Skadden Arps’ 47,700 square foot new lease at 500 Boylston Street; and William Gallagher Associates’ 47,000 square foot renewal at 470 Atlantic Avenue.

David is very active in the community including serving on the Board of Directors for the Commercial Brokers’ Association as well as the Greater Boston Real Estate Board. He serves on several boards including Franconia Ski Club at Cannon Mountain, Youth Enrichment Services, St. John’s High School (Shrewsbury) Advancement Committee.

He has been consistently recognized as one of CBRE’s Leading Professionals nationally throughout his time with the firm.
