Hedging interest rate risk using derivatives such as Swaps, Caps, and Collars often provide significant benefits for borrowers when it comes to pricing, structural flexibility, and prepayment terms. However, many financial decision makers in the real estate market are not always comfortable in their understanding of the product’s features, benefits and risks. This session will provide a primer on the basics of the most widely used interest rate hedging products and then focus on the nuances of negotiating price, documentation and ongoing monitoring. The session will also offer a brief update on relevant Dodd-Frank developments and touch on derivatives accounting alternatives.
